Tbm: 26 residential units with underground garage
The project consists of 26 residential units with an underground garage built on a triangular corner plot in the city center of the city of Tielt. The different units were divided into 2 volumes that enclose a semi-public inner area and have posts on the streets that border the plot.
The first building block in the blanket darraslaan completes the existing street scene with larger family homes.
A second volume in Gierigaardstraat is the impetus for the new compact terraced houses to be built further down that street. A west-facing garden wall with perforations along Monsignor Christiaensstraat connects the 2 blocks and allows sunlight to reach the private terraces in the inner area as much as possible.
The inner area will create a pedestrian connection between the 2 streets on the one hand and smooth access for all residents on private land to the parking garage and a bicycle shed on the other. The creation of a large green zone with a large standard tree and climbing plants in the public part of the inner area means that greenery is added to all residential units that adjoin or look out on this semi-public space.
The project integrates a total of 13 types of residential units, ranging from one-bedroom apartments on the ground floor, maisonettes with 3 bedrooms to duplex apartments with 1,2 or 3 bedrooms.
A private outdoor space adjacent to the living areas in the form of a garden or roof terrace of at least 16m2 ensures spatial balance in the extremely compact plan structure of the different types.
The choice of material was determined by the desire to ensure maximum durability, for this traditional building materials such as brick and roof tiles were used in combination with exterior joinery in thermally broken aluminum and fiber cement. The colored panels, each time applied in the cut-out parts of the building blocks, reinforce the playful volumetry and thus give the whole a dynamic appearance.
By means of good thermal insulation, low-temperature heating with radiators and the application of ventilation system c, the project meets the applicable energy standards.
